Out of Office Expenses
Structural Engineer:
What, if any, engineering and consultant fees are included
in the architect's proposal. You will need, at a minimum,
a structural engineer to design and prepare construction documents
for the foundation, floor framing and roof framing. How much
is the architect proposing to spend on the engineer? This
may give you some indication of how thorough the engineering
documents will be.
Mechanical, Electrical
and Plumbing Engineer:
HVAC design and construction documents are not necessarily
required, but are recommended for some houses.
Civil Engineer:
If the project requires a septic system, you will need a design
and permitting by a civil engineer.
Soils Engineer:
Frequently, structural engineers require a soils engineer
to prepare a soils report from soil borings from the building
site.
Landscape Architect:
A distinction needs to be made between hard and soft landscaping.
Hard are items such as retaining walls, planters, patios,
walkways, outdoor lighting, etc. Soft is the design of the
plant material within the designated landscape areas.
Color Rendering
and Study Model:
These tools help make decisions in the design and construction
documents phase. They also are very helpful to illustrate
