Buckeye Trail Remodel / Addition

Westlake Hills, Texas - 5,000 Square Feet

PROJECT DESCRIPTION

The existing residence was a 20 year residence that had been converted to a duplex and used as rental property.

The original design did not take advantage of the spectacular 270 degree views of the surrounding steep ridges and hollows of the Texas Hill Country. The severely sloping site inspired the original three story design but lacked the interior design features that would be needed for it to appeal to the upper end custom market to which the builder/ investor aspired.

THE SOLUTION

It was our design intent to increase the amount and size of glazing to improve views to the south, west and north. While doing so we refurbished and increased the depth of the verandahs and overhangs to block the sun’s rays in the summer from entering and warming the interior.

A reconfiguration of the floor plan from a duplex to a free-flowing open plan single family residence necessitated adding a three story Arts and Crafts style staircase with mahogany railings to connect the multiple living areas. The master suite contains a two story master bath with a recreational vessel whirlpool for two in the upstairs loft which features some of the best views in the house. The gourmet kitchen is open to the living and dining areas and is ideal for entertaining within the “view drenched” great room.

Green Builder features include harvesting roof rain water and taming a natural spring to create a water feature that runs continuously and provides irrigation to the xeriscape, all while solving a preexisting drainage problem. The natural “stream” begins at the front entry court and runs under the house and terminates in the lower level loggia area. The constant flow of water provides a beautifully soothing background to dramatic views and the outdoor activities which the verandahs, loggia and porches are sure to invite.

The interiors throughout provided the general contractor and his subcontractors an opportunity to exhibit their considerable expertise in Arts and Crafts construction detailing. Exquisite mosaics, tile work, cabinetry and carpentry of the three story stairway are reminiscent of California and Prairie Craftsman styles pioneered by Greene and Greene and Frank Lloyd Wright in the early 1900’s.

ACCESSIBILITY

Building a house with a grand view often requires building on the side of a hill and constructing a multiple level structure. This challenges accessibility issues and demands intelligent solutions inside and outside the home.

The Buckeye's home main entry allows the visitor to enter the main level from a nearly flat entry sequence from the auto court. The garage, kitchen, living room, dining room, foyer, master suite and two additional bedrooms are also located on this level, as well as the best views in the house. It has been insured that all major necessities are easily accessible from the entry level. Additionally, if handicap access is desired to the lower level an elevator may be added.

Oh Deer!

In their natural habitat white-tailed deer are prey animals for carnivores such as wolves, coyotes, mountain lions and humans, not so in urban spaces. In recent years deer have become over-populated in West Lake Hills, Lakeway and other Austin locations
